Frank Kennedy founded, leads, and manages Design + Construction Project Management.  His more than 30 years’ of experience in markets including corporate, healthcare, educational, public and institutional clients brings to each assignment the perspective of senior level leadership.  He has held positions of Project Executive for Diversified Project Management and STV|DPM, Vice President for RF Walsh Project Management Inc. and Vice President and Area Manager for Heery International.  Project strategy, coordination and negotiation of agreements, building successful teams, providing critical analysis, and ensuring project oversight and direction are all skills and talents that result in projects that are on schedule, within budget, and most importantly meet the client goals and expectations.

DIVERSIFIED PROJECT MANAGEMENT / DPM|STV  Project Executive                                             Expanded the firm’s work with entry into municipal public projects as well as with state agency assignments for the  Massachusetts School Building Authority (MSBA), the UMass Building Authority (UMBA), the Massachusetts State College  Building Authority (MSCBA) and the Massachusetts Division of Capital Asset Management and Maintenance (DCAMM).  Public  projects of note:

  • Westfield State University new $50M, 400 bed residence hall and $10M Ely Hall summer renovations

Mr. Kennedy also grew the firm’s portfolio of work within healthcare and the neighborhood healthcare clinical experience. Healthcare projects ranged from staff augmentation with the Boston Medical Center, UMass Memorial Medical Center, Codman Square Health and Education Center $14M expansion and renovation project. and MGH Department of Oral and Maxiofacial Surgery new 5,000 SF center in Danvers, MA.

  • MGH/North Shore Medical Center new $40M 200,000 SF ambulatory care center including cancer treatment, surgery and other outpatient services that opened in 2009.

Steve Porter

Steve Porter is an experienced Project Manager with more than 30 years of experience in the construction of commercial, educational, municipal, and military facilities.  He has overseen multidisciplinary teams for the renovation and construction of a wide variety of projects including large-scale multi-site school complexes and security-sensitive military and defense facilities as well as many historical rehabs.  He is adept at leading construction projects from conception to completion including field condition surveys, building systems investigations, and assessments, performing design and constructability reviews, preparing construction phase planning, performing safety and QA/QC oversight during construction and close out procedures.

Plymouth Town Hall Construction and Historic Renovation ProjectProject Manager onsite during construction.  New complex with $38M extensive renovation/restoration of the 1820 courthouse into town offices and construction of a new 4 story addition joined with a glass atrium.

Town of Wilmington, North Intermediate School Doors and Windows Replacement Project - Project Manager for the design and construction team.  Summer slammer project of just 90 days.

Springfield Public Schools, Harris Elementary School and Van Sickle Middle/High School Project Manager.  Part of a team managing the renovations of two schools (c 1920s) and expansions with new construction including hazard material abatement, all new systems, and the retrofits for seismic codes.

Fall River Public Schools, Spencer Borden and WS Green Elementary SchoolsProject Manager and full time on site.  Construction of two new elementary schools with a total value of $30 M.

Fall River Public Schools, John J. Doran Elementary School. – Project Manager and full time on site.  $14 M Renovation and renovation of existing 1920 structure including building systems investigation, design and constructability review, construction phase planning and schedule reviews

Curtis Middle School, Sudbury, MA – Project Manager.  Managed the 1,140-student, $17 M new construction project which included demolition of the former 1950s building and creation of a new athletic field complex from its footprint.

T.Rowe Price Investor Center, Wellesley, MA – Project manager for company’s 3,600 SF retail facility. 

MIT Lincoln Labs, Lexington, MA – Facilities Project Manager for oversight of sensitive construction projects related to the U.S. Air Force.

USDA - Camp Edwards Joint Base Cape Cod – Project Manager and Superintendent for a pre-engineered dry storage building for the U.S. Department of Agriculture (USDA).  Project involved complicated grading issues and a solution by Mr. Porter for the 3 parking and loading areas.

USACF BRAC – Armed Forces Reserve Centers – Construction Representative/Inspector for $95M LEED Gold-certified facility at Fort Devens in Ayers, M for the U.S. Army Corps of Engineers (USACE).  Consisted of 3 major masonry facilities, 270,000 SF: a motor pool and several training facilities.

Raytheon Equipment Division Labs, Sudbury and Wayland, MA – Managed and supervised in-house and contracted fit-outs of corporate offices, electronic labs, on 100+ acres of land.

Andrew Cook

Andrew is a knowledgeable and experienced facilities manager and project management professional with more than 14 years in corporate real estate and workplace services.  Specialized skills include managing office relocations, internal re-stacking, office space management.  He possesses an in-depth understanding of IT, Data Center Operations and A/V media systems.  He has experience with ARCHIBUS and is certified in AutoCAD 2019 Essentials and hold an OSHA 30 Construction Certification.
